A wet basement is almost never one problem. It is usually water that isn’t getting away from the house, meeting a wall or a floor joint that will let it through, with a pump that either isn’t there or isn’t keeping up.
Fix one of those and ignore the other two and you will be mopping again next spring. That is why we look at the whole path the water is taking.
Why It Happens Here
Hard rain, and grade that has settled.
Central Iowa gets hard, fast rain — the kind that arrives faster than the ground can take it. A lot of houses here were built with the grade sloping the wrong way, or with drainage that has since settled over twenty years until it does.
Water finds the lowest point it can. If that’s your basement wall or your crawl space, it’ll keep finding it every storm until something changes.

How We Work It Out
We look at all of it before recommending anything.
We start outside, because that is usually where the answer is. How the ground is graded around the house, where the downspouts are putting water, and whether anything is pooling against the foundation.
Then the wall itself — the cracks, the joints, and where the staining actually starts, which tells you more than where the water ends up.
Then the pump and the pit: whether there is one, whether it runs, and whether it can keep up with the volume this house actually sees.
Only then do we tell you what needs done. No surprises.
